TECHNICAL SPECIFICATIONS

VENTILATION

Individual ventilation ducts are provided for the kitchens of all apartments, directing exhaust air above the roof. These individual channels prevent mixing of odors from the kitchens of separate apartments. Bathrooms, toilets, and wet areas have ventilation with individual fans.

FIREPLACES

A flue for a thermally insulated chimney is planned in all living rooms for potential fireplace installation.

HOT WATER

Hot water for domestic use is supplied by volume electric boilers.

ELECTRICAL INSTALLATIONS

Apartments are powered by panels with three-phase voltage, equipped with necessary protective fuses and residual current devices to ensure power for all integrated systems and facilities. Energy-efficient lighting control in underground parking levels and common areas is achieved with motion and presence sensors.

COMMUNICATIONS

An installation of separate optical cables is laid from the communication panel on the ground floor through vertical conduits to each apartment, enabling external connectivity for internet and television. Provider choice at the customer`s discretion.

VIDEO INTERCOM

A modern video intercom system will be installed in the building.

ACCESS CONTROL

An access control system will be implemented at all building entrances/exits. Around-the-clock video surveillance will cover the building perimeter, common areas, including the parking area.

HOME AUTOMATION (Optional)

Home automation system can be installed according to the owners` preferences and project.

ELECTRIC VEHICLE CHARGING

Power supply and cabling are provided for electric vehicle charging stations at all parking spaces.

SOLAR PANELS

Provision is made for the installation of photovoltaic panels on the roof.

WATER SUPPLY AND SEWERAGE

Water meters for monitoring hot and cold water consumption are placed in floor panels, equipped with remote reading capabilities.

INSULATION

All water pipes will be thermally insulated to preserve the temperature of hot water and prevent condensation of cold water.

DRAINAGE

Soundproof triple-layer pipes are planned. To prevent gases from entering residential areas and open terraces from sewage pipes, anti-odor valves are installed. Floor siphons in service areas and terraces also have anti-odor valves, and drainage in the shower zone (point or linear) is equipped with a mandatory 50 mm water trap.
